1.Property Holder
The Module will define the properties Project wise, Scheme wise,
Place Wise (Division, Sub Division, District, Taluk), Phase wise,
Block
wise, Floor wise and Flat/House/plot no wise i.e. we can view
properties and allottees in any combinations.
Once the properties are defined, individual Houses or Flats
or Plots can be allotted, (if the same was not given for rent/lease)
in any
Sub-Division, Phase, Category, Sub-Category, Block, Floor and
House/Flat/Plot. Legal Heirs will be defined at the time of
Allotment.
Annuity, Arrears and Penalty Calculations will be done automatically
while the allottee comes to repay the loan. Property Title Transfers
are also possible i.e. Transfer of properties from one Allottee
to another person.
2. Property Management
The Module will define the properties Project wise, Scheme wise,
Place Wise (Division, Sub Division, District, Taluk), Phase wise,
Block wise, Floor wise and Flat/House/plot no wise i.e. we can
view properties and Rentals in any combinations.
Once the Properties are defined, individual houses or flats or
plots can be given for Rent/Lease, (if the same was not Allotted)
in any
Sub-Division, Phase, Category, Sub-Category, Block, Floor and House/Flat/Plot.
List of Items given at the time of rent/lease will be kept in track.
Amount will be collected for any loss or damage of the items. Arrears
will be calculated automatically, if any while the owner of the
house(Tenant/Leaser) comes to pay the Rent/Lease.
Renewals is also possible.
3. Property Maintenance Charges
The Module will define the properties Project wise, Scheme wise,
Place Wise (Division, Sub Division, District, Taluk), Phase wise,
Block wise, Floor wise and Flat/House/plot no wise.
Maintenance Charges will also be defined in the same way as defined
above for the Properties.
Demand Register Generation Provision is there if any increase in
maintenance charges is announced. Demand Register Revision will
allow you to revise the maintenance charges if already demand register
is generated.
Arrears will be displayed automatically while the Allottee comes
to pay the Maintenance charges.
4. Customer Servicing System
The Properties of Housing Board i.e., Houses/Flats/Plots will be
either Allotted or given for rent/lease.
With the occupancy of the Properties, Customers may have some grievances.
Our Software will take all those complaints and give them the acknowledgement
saying that the complaint is received with the probable date of
completion.
In the Housing Board, it will send the complaints to the concerned
sections, which are responsible to clear the complaints. In the
sections, they can choose the persons who are responsible to clear
the complaints. The status of the complaints may be updated depending
upon whether they are completed, pending etc..
5. Tenders & Estimates
Housing Board will undertake huge works like construction of apartments,
laying roads etc.,
Before undertaking the work, The First is – the process of
calculation of the cost of any work to be undertaken by the Housing
Board.
The functional part involved in essence consists of various activities/
The municipality received the standard costs of materials, labour
costs etc., used for constructions of various structures from S.S.R.
Based on those costs and the requirement given by the concerned
Engineers an estimate of the fixed work has to be prepared. Provision
has been made to input all the fixed costs given by S.S.R and the
required quantities given by the engineers. On accurate selection
of the available data, the estimated amount is arrived at automatically.
Once, the Housing Board decided to undertake a certain work and
the estimate is made, an announcement is made and tenders are invited
to select the contractor and award of the work.
It primarily deals effectively with the tendering process and awarding
of work. The functional part involved in essence consists of various
activities. The Housing Board makes an announcement of the works
to be taken up and invites for tenders. On receiving the tenders
and the EMDs, there is a comparative study done to select the lowest
quote tender. Provision has been made to store all this data. On
selected the lowest quote contractor, an agreement is signed upon
and the work is allotted and the EMDs of the rejected contractors
is returned. The daily work progress is recorded in the Measurement
Book records. Payments are recorded as and when made.
6. Advertisement and Space Leasing
This module primarily deals effectively with the income generation
from the advertisement fee collected for displays made by various
agencies to advertise their products within the Housing Board properties
boundaries. The functional part involved in essence consists of
various modules addressing major functions like recording the location
of advertisement, type of advertisement, dimensions of the advertisement,
unit cost of the advertisement etc.,
Recording of the data pertaining to the mode of advertisement, size,
unit cost, EMD, location of the advertisement, amount due etc. Generation
of reports on the outstanding based on – type of advertisements-wise
location-wise is available.
7.Accountancy & Budgeting Primarily deals effectively with the recordings of the daily transactions
pertaining to the Housing Board-Corporate Office (i.e., Housing Board
may raise payments to the Divisions, Sub-Divisions, Projects in each
Sub-Divisions, Schemes in each project and Units in each scheme).
Budget deals with Budget Allocations and Budget Transfers if any
excess or shortage in any account head. The functional part of Accounts
in essence consists of various modules addressing major functions
like Cash Payments, Cash Receipts, Bank Payments, Bank Receipts,
Cash Deposits, Cash Withdrawals and Journal Vouchers .
This accounting system has been designed to enhance the utility
level and replace the need for a parallel system of manual book-keeping,
i.e., when installed at Housing Board Corporate Office, they can
get all Cash Books, Bank Books, Ledgers, Bank Reconciliation Statement,
Income & Expenditure Statement, Trial Balance and Balance Sheet
Housing Board Corporate Office Wise, Division Wise, Sub-Division
Wise, Project-Wise, Scheme Wise and Sub Unit Wise.
8. Payroll & Personnel Management
This module primarily deals effectively with the recordings of the
salary slip generation to the employees pertaining to the Housing
Board (Regular, Deputed, Time-Scale, Contract, Daily-wages) Employees.
The functional part involved in essence consists of various modules
addressing major functions like recording the Basic Salary details,
Earnings and Deductions.
Transactions like Leaves Marking (showing leaves up-to-date balance),
Monthly Entries i.e, any monthly earnings like Special pay, OT
etc., or monthly deductions, Loans & Advances, Increment Postponements,
Promotions, Miscellaneous Adjustments, Revision of
Pay scales if any (automatically generating the arrears to be paid
if any and the revised earnings and deductions for each and every
employee).
Payslip Check print, Payslip and all customized reports can be
taken.
9. Legal Information System
This module acts as a vast database keeping track of Advocates rich
in their Areas of Proficiency, legal acts, Decisions. Any filing
of Case against Housing Board will automatically list the advocates
who can the case. Choosing the particular Advocate will issue the
Case details and from there on all his pleadings, arguments, appeals,
chief examinations and cross examinations etc. can be stored. With
the vast database for decisions, a particular advocate can refer
to the decision available and can get strong points to win the
case.
